Ryde's Rosemary Vineyard Development Moves Step Closer

A major Ryde development is a step closer to laying foundations and building houses — six years after plans were first tabled.

The 140-home Rosemary Vineyard development comprises the Sharon Orchard, Trotters Riding School and the vineyard.

Outline permission was given to the major scheme in 2018 but not officially granted until 2019, giving those behind the project, RST Developers, three years to come up with the final details.

The reserved matters application, seeking the approval of the layout, scale, appearance and landscaping of the site, has now been submitted to the Isle of Wight Council.

When plans were first submitted in 2016, they were for 197 homes and a local store but the revisions have shrunk the development.

Of the 140 properties which will range between one, two, three and four-bed houses, bungalows and flats, 49 will be affordable.

As part of the landscaping, there will be a community orchard with apple, pear, cherry and damson trees with strawberry and other fruit plants.

Island Roads has recommended refusal for the project, or more information needs to be submitted, due to parking spaces which cannot be accessed in an appropriate and safe manner,  and inadequate turning areas for a refuse vehicle.

The highways authority also raises issues with the Westridge Cross and Smallbrook Lane with Great Preston Road junctions, calling them substandard.

The increase in housing is expected to bring 7.1 per cent more vehicle movements at the Smallbrook Lane and Great Preston Road junction.

It is also acknowledged, in the planning documents, that there would be excessive delays for traffic emerging from Smallbrook Lane in both the morning and afternoon peaks.

It is anticipated the junction will be upgraded should the Pennyfeathers development be built but if that doesn’t happen Island Roads says improvements to the junction need to be done prior to the Rosemary Vineyard scheme being built.
