A popular Isle of Wight tearoom, in an historic building in Shanklin, could close.
Vernon Cottage on Eastcliff Road, in Shanklin Old Village, has been a staple of local life since the 1960s.
For the last two years, owners Mr and Mrs P de Vere have been trying to sell their business.
It currently employs one full-time member of staff and nine part-timers.
Despite price reductions, their bid has not been successful and now a planning application has been submitted, which could mean the Grade II listed tearoom and garden becomes a house.
The top floor of the cottage is already a private flat, but the proposals could mean all commercial areas are removed and the building is restored to its original use, as a home.
Built in 1817, with later extensions, it is located in the designated Shanklin Conservation Area.
Proposals show internal work could include removing modern fixtures and fittings, including partition walls.
A games room and garden room are proposed for where the shop is, a dining/family room and lounge could replace the tearoom and a home study and office would replace the current toilets for customers.
In planning documents submitted to the Isle of Wight Council, Andrew White Planning Consultancy on behalf of the de Veres, says the proposals would mean little physical change and would not harm the historic building’s appearance and character.
