Town Centre Flat Plan Refused After Opposition From Kebab Shop Owner Opposite

Plans to turn a former vets at ‘serious risk of falling into disrepair’ into a town centre apartment have been refused after opposition from a kebab shop owner opposite.
The Isle of Wight Council rejected Ian Green’s proposed change of use and renovation of 16A Pier Street in Ventnor, citing a lack of submitted information, inadequate amenity for future occupiers and the absence of an affordable housing planning obligation.
The site used to be home to Green and Forster Vets.
Mr Green’s agent, Nova Architectural, previously said the apartment would act as a ‘well needed step on the ladder for first time buyers’.
But before Christmas, Hyusein Hyuseinov of Dalyan Ventnor filed an objection, telling planners the ‘noisy’ site is not suitable for a residential property, with a ‘very loud’ fan operating from a neighbouring Chinese takeaway.
He also described the area as ‘fairly unsightly’ and said it is used to store bin bag waste.
Another opponent, Colin Wickham, highlighted that the Dalyan kebab shop opposite the proposed apartment has ‘staff working late at night’ and an adjacent large fridge freezer.
County Hall’s decision report for application 25/01324/FUL said:
“The proposal would fail to provide adequate levels of amenity for future occupiers in terms of noise and disturbance, outlook, privacy and light levels.”
A submitted statement from Nova Architectural said:
“This is an ideal candidate for conversion – being a brownfield site located centrally within Ventnor town, with its own parking space and requiring no major construction works to bring it into a habitable state.
“With a property such as this, it provides equity and a home that someone can call their own, at an affordable and achievable price.”
