Road Safety Concerns Raised Over Plans For Three New Homes In Niton

Plans to build three custom-build homes on the outskirts of Niton have divided opinion, with Island Roads raising concerns over road safety.


Mrs and Mr Willis have submitted an outline planning application to build a bungalow and two chalet-style homes at Ladyacre Farm on Pan Lane.


The applicants' agent, TF Property Solutions, says the development would provide two and three-bedroom homes to help meet local housing need.


The plans include a shared driveway from Pan Lane, along with two parking spaces for each property and turning space within the site.


However, Island Roads has objected to the proposal, saying the layout does not provide adequate space for vehicles to safely enter and leave the parking areas or for refuse lorries to access the site.


In its response, the highways authority said:

"The proposal does not provide adequate facilities to enable vehicles to enter and leave the proposed parking spaces, and a refuse vehicle to enter and leave the site, in a satisfactory and safe manner."

It added that the proposal would compromise road safety.


Local resident Rob Marsh also objected, telling planners he was concerned about increased traffic on Pan Lane.


He said:

"I am very concerned as a resident on Pan Lane with the current restricted access and having had my garden wall knocked down by the traffic on the lane.
"I feel that extra properties will add extra vehicular problems to the lane."

Others have backed the plans.


Jon Boileau Goad said the development would allow more families to move into the parish without changing the character of the village.


Andy Osborn also supported the application, praising the self-build approach.


He said:

"The size of the development of three homes is in keeping with the area.
"We need more affordable homes and, by removing the developer and giving individuals the opportunity to build or commission the build of their own home, it is creative and should be applauded."

According to the planning statement, the homes have been designed to reflect Niton's historic and rural character while respecting the site's proximity to the Isle of Wight National Landscape.


The Isle of Wight Council is accepting comments on the application until 31st July, with a decision expected on 26th August.
