Plans to redevelop Red Funnel’s East Cowes port have been approved by the Isle of Wight Council’s planning committee.

Councillors voted 8-2 in favour on 25 November, with one abstention.

The proposals include a new ferry terminal, an 80-bedroom hotel, up to 30 homes, and 520sqm of flexible commercial space, covering sites across Venture Quays, Trinity House Depot, and the Red Funnel marshalling yard.

Permission was granted subject to planning conditions and a legal agreement, including 35% affordable housing, environmental protections, and a £170,000 contribution for the slipway.

Conditions also cover visual impact, heritage, flood risk, highway safety, and public health.

Red Funnel CEO Fran Collins said:

"This is a big milestone for both Red Funnel and East Cowes.
"We’re investing in a resilient, cleaner port that meets the community’s needs and supports the Island’s growth for decades to come."

Supporters hailed the scheme as a boost for regeneration and improved traffic flows.

Cllr Chris Quirk called it “absolutely brilliant,” while Cllr Clare Mosdell said it was vital for the Island’s economy.

Opponents, including Green councillor Claire Critchison and Empowering Islanders’ Peter Spink, raised concerns over traffic, flood risk, and overdevelopment, while East Cowes Town Council cited parking, highway impact, loss of the public slipway, and flood risk.

Despite the objections, the redevelopment moves forward, promising a modernised ferry terminal and new facilities in the heart of East Cowes.
