Plans For 16 Retirement Homes In Newport Rejected

Proposals to build 16 retirement park homes on the edge of Newport have been refused by Isle of Wight Council planners.
The scheme, put forward by Luxury Retirement Living, would have seen nine two-bedroom and seven three-bedroom units built on land south of Newport’s Asda store and west of Pan Lane.
Plans also included access roads, parking, and landscaping.
Planning agents Geraint John Planning argued the development would cause “no harmful impact” to the area, offering much-needed age-restricted housing with “considerable benefit” to the local community.
However, the application faced opposition — including an objection from Asda, which raised concerns that new homes next to the supermarket could lead to noise complaints and restrictions on its future operations.
In their decision, planners said the proposal would create a “cramped” and “urbanising” form of development, out of character with the rural setting.
They added it would remove a valuable green buffer between Newport’s built-up area and the surrounding countryside, causing a harmful visual impact.
The report also highlighted the lack of a completed legal agreement to secure affordable housing contributions or to mitigate the impact on the Solent Special Protection Area.
As a result, application 23/00884/FUL was refused.
