A new four-bedroom family home will be built in Seaview, despite concerns from neighbours and the parish council about potential flooding.
Lucror Estates has been granted planning permission by the Isle of Wight Council to build a two-storey property on land behind 1–3 Oakhill Road.
The plans include parking, landscaping, and the demolition of existing buildings on the site.
Planning agents Ascot Design described the proposal as a high-quality development that would fit well with the character of the area and add to Oakhill Road’s architectural mix.
However, flood risk specialists Aegaea noted that the site lies within Flood Zone 3a, meaning there is a high probability of flooding.
Nettlestone and Seaview Parish Council and a nearby resident both objected to the plans, warning that the area already experiences flooding after rainfall and that further development could make the problem worse.
In its decision report, the council said the site lies “partly” within Flood Zone 3 but is protected by coastal defences.
It added that all habitable rooms will be located on the first floor, and that the home will include flood resilience measures, along with an agreed evacuation plan and Environment Agency flood warning registration.
Planning officers concluded that the semi-derelict site would benefit from redevelopment and that the design would protect neighbouring properties’ privacy while providing a good standard of accommodation for future residents.
