Captiva Homes Undeterred Despite Order 473-Home Ryde Planning Refusal

The developer behind an extensive Isle of Wight housing scheme has again left no doubt about its aim to move forward the ‘much-needed’ homes with ‘minimal delay’.
Captiva Homes remains undeterred in light of the Court of Appeal’s order to quash planning permission for the 473-home West Acre Park project on Ryde’s 200-year-old Westridge Farm.
Lord Justices Singh and Lewis previously found County Hall’s August 2023 permission for the estate ‘unlawful’, allowing ground one of Greenfields (IOW) Ltd’s appeal case: the council failed to publish a section 106 planning obligation prior to its permission.
The Court of Appeal also awarded the Elmfield residents group 75 per cent of its costs.
A Captiva Homes spokesperson said:
“We acknowledge the order handed down by the Court of Appeal in the case of Greenfields (IOW) Limited v Isle of Wight Council and are pleased that it recognises and upholds the resolution to grant planning permission at the April 2023 planning committee.
“We are reassured that the judgement does not relate to the merits of the housing scheme itself, but rather concerns a procedural legal matter — a technical point we are confident the Isle of Wight Council is well placed to resolve swiftly.
“We remain committed to working with the council to ensure that the much-needed housing for Island residents at West Acre Park can proceed with minimal delay.”
