Three Homes Proposed On Greenfield Land Near Niton

Plans for three ‘well-designed’ houses at a greenfield site on the edge of an Isle of Wight village have been lodged with County Hall.
Mrs and Mr Willis have sought outline planning consent for a bungalow and two chalet-style dwellings at Ladyacre Farm on Pan Lane in Niton.
The proposed homes would have two to three bedrooms and contribute to local housing need, according to a Planning Statement from the applicants’ agent, TF Property Solutions.
Submitted plans include a shared driveway and vehicle access from Pan Lane as well as two parking spaces per dwelling.
TF Property Solutions describes the application site as ‘greenfield land’ with ‘strong rural characteristics’.
According to the Willis’s application form, the site was last used for animal grazing.
The proposal’s key design principles include retaining existing hedgerows, particularly along Pan Lane and the protection of mature trees.
Niton’s ‘historic and rural’ character will be reflected in the design approach, while respecting the site’s proximity to the Isle of Wight National Landscape, the Planning Statement says.
The Willis’s agent also says the development would protect neighbouring amenity.
Members of the public can have their say on application 26/00729/OUT until July 31 and a decision is scheduled for August 26.
