Union Inn Shelves Modern Extension Plans Following Resident Concerns

A proposal to ‘enhance’ an historic Isle of Wight pub with a roof terrace and pergola has been withdrawn after criticism from residents and the local town council.
The Union Inn has said Matthew Parker’s planning application for modern additions to the pub on Watch House Lane in Cowes is no more, due to an ‘unexpected circumstance’.
However, in a statement the tavern said it would be looking to resubmit proposals soon.
“We will be looking to resubmit the proposals soon and are intending to put this time to good use and to take the opportunity to address the concerns that have been raised by the general public,” it said.
“We are committed to maintaining a positive relationship with our neighbours and are equally conscious of unwanted noise as we have overnight guests who are also looking for a restful night’s sleep.”
Cowes Town Council objected to proposal 25/01681/FUL along with ten members of the public and raised concerns over heritage, noise and privacy.
A CTC spokesperson previously said the structure would be a noticeable addition within a conservation area and next to a listed building.
They added that the terrace would affect neighbouring properties through increased noise disturbance and privacy loss.
Cowes resident Annabel Armstrong said:
“The pub closes at 2am. The sound proofing in the plan appears to be totally inadequate. Life could become intolerable if this application goes ahead.
“The Union is behind the houses on The Parade which means the noise in the bedrooms will be far more intrusive than the noise from The Globe at the front.”
The council received four letters of support for the application, with points in favour including the terrace being ‘barely visible’, proposed screening enhancing the building’s appearance and the plans’ benefits for employment.
Suzanne Warwick, who lives in Cowes, said:
“Roof terraces are already a common and well-established feature of buildings in Cowes, and this proposal would be consistent with the existing character of the town.
“The development would enhance the use of the premises without causing harm and would contribute positively to the vitality of Cowes.”
