Plans Submitted To Turn Former Ryde Dental Surgery Into Family Home

A former dental surgery in the Isle of Wight’s largest town could be converted into ‘high-quality’ residential accommodation.


Dr D. Ilioski has asked County Hall for a change of use of 18 St Johns Road in Ryde into a three-bedroom house, including related external changes, provision of private amenity space, and parking with on-site turning.


The site is currently vacant and close to Ryde town centre, with access to local shops, services, and public transport links, according to the applicant’s agent, Holbrook Architectural Services.


Holbrook Architectural Services said:

“The proposal delivers a number of clear benefits, including the reuse of an existing building, the provision of a new family dwelling in a sustainable location, and an overall reduction in parking demand compared to the previous commercial use.
“The internal layout provides a functional arrangement comprising three bedrooms, bathroom facilities, and an open plan living, kitchen, and dining space.
“The proposal does not give rise to any significant overlooking, overshadowing, or loss of privacy to neighbouring properties.”

Though plans include provision for only one on-site parking space, Dr Ilioski’s agent said nearby public transport, local services and town centre amenities reduces reliance on private vehicles.


Ryde Town Council and Island Roads said they have no objection to application 26/00631/FUL which is due a decision on August 4.
