Plans For 38 New Homes In Rookley Revealed

A new housing estate of up to 38 homes could be built on the outskirts of Rookley.


Plans have been lodged by Mr and Mrs Isaacson to develop agricultural land at The Lodge, just off Main Road.


The outline application includes access roads, parking, landscaping, biodiversity improvements and even a sustainable drainage pond.


If approved, the scheme would see 25 homes for the open market, alongside 13 classed as affordable — nine for rent and four for affordable home ownership.


Developers say that means 35 per cent of the estate would be “affordable housing,” a figure above the usual policy requirements.

Planning consultants argue the scheme would deliver a mix of homes to meet local need, all designed to look the same whether they’re rented or privately owned.


They say the development would “sit well with the general shape of the Rookley settlement” and not sprawl awkwardly into the countryside.


The application is now open for public comment. Islanders have until 24 October to give their views, with a decision expected from the Isle of Wight Council by 19 December.
